How Does Our Program Work Anyway?

The owner financing process is actually pretty simple. First, join our property list and tell us what type of home you’re looking for, your budget, etc (START with the form to the right).

Step 1 – Contact us for detailed information about the home you are interested in and our financing options. You may submit a deposit at this time if you have already looked at the property and want to speed up the process to help ensure no one else buys the property.

Step 2 – After inspecting the home thoroughly and want to proceed with the purchase, we will put you in direct contact with the homes seller. Together you and the seller will agree on when and how the down payment will be made.

Step 3 – Once you and the seller agree on terms, the contract process begins and you will be contacted by who you have decided will complete the closing process for you. This can be your attorney, the sellers attorney or a closing service. You then will arrange for the convenient signing of your documents.

The signing of the property removes the home from the market and you may secure the property, remove the signs, and MOVE IN!

Step 4 – You will receive an envelope or email containing your finalized Contract for Deed purchase agreement within a couple weeks. Any issues or concerns you have about the condition of the property should be discussed with your representative upon your inspection. All houses are sold “As Is”. This does not mean that there is necessarily anything wrong with the home. It only means that we will not be making any repairs or improvements prior to the sale of the home. We will also not be making any guarantees, or warranties in regard to the condition or livability of the home. We strongly encourage you to inspect your home prior to making a down payment. Down payments are refundable if you do not qualify.
